When you finance a condo in Tampa, the lender reviews the building as well as you. A strong buyer can still be delayed or declined if the condo association’s finances, insurance or legal situation do not meet the loan program’s rules.

What lenders review about the building

Requirements depend on the loan program, but lenders commonly look at:

  • The association’s budget and reserve funding.
  • Delinquent dues among owners.
  • Any pending special assessments or litigation.
  • Insurance coverage.
  • The share of owner-occupied versus investor-owned units.

FHA and VA loans also require the condo project to be on their approved lists. [Confirm current rules per program before publishing.]

Florida’s newer condo rules

Florida law now requires milestone inspections and structural integrity reserve studies for many condo buildings. Lenders may ask for these documents, and they can affect the association’s reserves and future assessments. Ask the seller’s agent for the association’s documents early. [Have counsel or the association’s manager confirm the current requirements and thresholds before publishing.]

HOA dues and your payment

Association dues are part of your monthly housing cost and count toward your debt-to-income ratio, so higher dues can reduce how much you qualify for. We include dues, insurance and taxes in every estimate.

Before you make an offer

  1. Get a pre-approval that reflects the condo’s dues.
  2. Ask us to check the building’s approval status for your loan type.
  3. Review the association’s budget, reserves and any planned assessments.

Frequently asked questions

Can I use FHA or VA for a Tampa condo? Yes, if the building is approved for that program. We check this before you spend money on an inspection.

Why did my condo loan get delayed? Often the lender is waiting on the association’s documents or questionnaire. We start that request early.

Are condos harder to finance than houses? They can be, because more parties are involved. Preparation avoids most surprises.
